Market Trend: Phoenix’s Retail Vacancy Decreases to 11.8% The Phoenix retail market experienced a slight improvement in market conditions in the second quarter 2012. The vacancy rate went from 12.2% in the previous quarter to 11.8% in the current quarter. Net absorption was positive 696,233 square feet, and vacant sublease space decreased by 52,259 square feet. Co+Hoots expanding to larger Phoenix location Co+Hoots, a co-working space for creative entrepreneurs in downtown Phoenix, will relocate to a larger location to help spearhead Washington Row, a new coalition of business incubators, accelerators and co-working spaces. Report: MF Demand, Investment & Development Remain Strong For the third year in a row, the U.S. economy continues sluggish growth as it remains impacted by macro factors. Despite the poor economic showing, the multifamily property sector nationally continues strong, bolstered by a net absorption of more than 30,000 units in Q2 and a national multifamily vacancy rate of 4.7%. Western extension of Metro light rail gains approval A $1 billion extension of the Metro light rail to the Arizona State Capitol and along Interstate-10 in west Phoenix took a step forward Wednesday. The Maricopa Association of Governments gave its approval to the planned extension route. MAG is the regional transportation planning authority. The 11-mile route starts in downtown Phoenix and would run to the State Capitol area and then up Interstate-17 and west on the I-10. It would end at a commuter parking lot at 79th Avenue and near the Ashley Furniture HomeStore Pavilion (formerly the Cricket Pavillion concert venue). View article…
